Thank you to everyone who participated in the informal Bhubble vacancy survey. The results are interesting. The attached image is a summary.
HIGHLIGHTS
- 20 Responses. All but one (Redstone) were from the core City of Rossland.
- 60% of suites are vacant.
- All vacant suites are in the City of Rossland. (The Redstone suite is rented.)
- Long Term & Seasonal rentals are equally vacant.
- Almost 60% of vacant suites are one bedroom.
- 73% of vacant suites are in Detached Homes.
Is there reason to be concerned? Maybe.
- My long term rental suite in a detached home has been vacant for going on three months.
- It rented continuously for the past five years.
- The last three tenants were young professionals coming to the area for new jobs. Two in Trail. One in Rossland.
- The rent was fair as evidenced by the rental history.
IS THIS THE CANARY IN THE COAL MINE?
- Are local firms not hiring?
- Is the market flooded with rentals as a result of Government interventions and incentives?
- Is an investment in a rental suite or property now stranded in the face of rising taxes and increasing repairs & maintenance costs?
- Is it time for Rossland Council to reconsider STR restrictions?
